As an accompaniment to Paragon Advance's debt recovery and tracing service, Paragon Evict is a three step process which will help you regain possession of your property in the event that a tenant refuses to leave the property once the tenancy period is over.
	STEP 1 – This involves presenting a notice to quit to your tenant. Frequently this is the only step required as most tenants leave after the notice to quit has been presented. The cost is only £110 inc VAT.
	STEP 2 – If the tenants do not leave the property by the date issued in step one, we will liaise with solicitors to issue proceedings. A court hearing date is set and a solicitor or barrister is instructed to obtain a possession order. There a two separate prices for this, £550 inc Vat for standard undefended claims and £480 inc VAT for accelerated claims. However, if the tenant contests the decision, the matter would be passed to a solicitor and their hourly rate, not our set rate, would apply.
	STEP 3 – This is employed if the tenant refuses to leave by the court date set in step 2 and involves arranging for the court bailiffs to remove the tenant from the property. Step three incurs a one off payment of £195 inc VAT, but if contested, which is rare, costs will increase. Once you have regained possession of your property you can use Paragon Advance's debt recovery and tracing department to recover any arrears and obtain a forwarding address for the tenant.
